How we help you buy a home on the Costa Brava
We work for the buyer: we tell you the truth about a house, even when it is not ours to sell.
Most of our clients live abroad. They are buying a second home or moving here, and they need people on the ground who will tell them the truth about a house before they spend any money. That is what we are here for.
What we do
- We shortlist houses that fit, not everything on the market. You tell us how you will live in the house, how often you will come and what your budget is. We come back with a short list and say plainly why a house works for you, or why it does not.
- We help you check the house before you commit to anything. We point you to an independent lawyer, send him every document on the property, and we do not push you towards a deposit until he has checked ownership, charges and licences. - We show you houses in person, or by video while you cannot travel. Several viewings in one day so you can compare them properly. You can also buy without coming: how that works is in our guide to buying remotely.
- We handle the negotiation and the paperwork with you. From the reservation and the preliminary contract (what a contrato de arras is) through to the notary, the bank, the NIE and getting the utilities connected.
- We stay around after the keys change hands. Letting, management, building work and interiors, through people we have already worked with.
Found the house through another agency? We can still work with you, and it makes no difference to the price.
How we are paid
If you buy one of the homes we offer, the seller pays the commission. It changes nothing in the price you pay (more on that in the FAQ, question 10).
If you want us to run a full search for you, we ask for a fee to start work. It covers the search, the shortlist and the viewings. We agree the terms with you in writing before we begin.
How long it takes
Every purchase moves at its own pace: much depends on the house, the seller, the paperwork and how you are paying. We talk the timing through with you at the start and keep you posted at every step.
