Costa Brava Price per m² by Town 2026: From €2,442 to €7,365
On the Costa Brava, the average price paid ranged from €2,442 per m² in Lloret de Mar to €7,365 per m² in Cadaqués, according to sales recorded at the Land Registry in the second quarter of 2026. Asking prices on idealista in September 2026 ranged from €2,512 in Blanes (leaving aside Castelló d’Empúries, which idealista splits in two) to €6,769 in Cadaqués. The table below covers 18 towns, 17 of them with both figures: what sellers ask and what buyers paid.
Say, as an illustration, you’re looking at a 100 m² flat in Sant Feliu de Guíxols. Listings put the price per square metre at €3,315, so you expect to pay about €331,500. Registered sales in the same town average €2,678 per m², about €267,800 for 100 m². In Castell-Platja d’Aro it’s the other way round: listings ask €4,026 and registered sales come out at €4,863 .
That doesn’t mean buyers knock 19% off in Sant Feliu, or pay over the asking price in Platja d’Aro. The two sources measure different homes: listings show what is on the market now, the Registry shows what actually sold, with its own mix of new builds and resales. So it helps to read both figures together, town by town.
Costa Brava price per m² by town, 2026
After the town, the first figure is the average price per built square metre of sales registered between April and June 2026 (Generalitat de Catalunya statistics, using Land Registry data). The second is the number of sales in that quarter. The third is the average asking price on idealista in September 2026, with the change over a year. Towns run from south to north.
| Town | Paid, €/m² (Q2 2026) | Registered sales | Asking on idealista, €/m² (Sep 2026) |

| Llançà | 2,738 | 60 | 2,935 (+1.4%) |
| El Port de la Selva | no separate figure | no separate figure | 3,670 (−4.7%) |
For reference, the average asking price across the province of Girona was €2,934 per m² in September 2026, up 9.9% on a year earlier (idealista). El Port de la Selva has no row of its own in the Generalitat statistics, which only list towns of 2,000 residents or more; the notaries, who publish a separate series, put it at €3,690 per m² over the latest 12 months available.
Cheapest and most expensive towns
The four most affordable towns. Lloret de Mar (€2,442), Santa Cristina d’Aro (€2,445), Blanes (€2,521) and Torroella de Montgrí (€2,541) had the lowest price paid per m² in the quarter. Lloret and Blanes also have plenty of sales, so their averages are more reliable.
The highest are Cadaqués, Platja d’Aro and Begur. Cadaqués reached €7,365, but on only 15 sales: one large sale can move the average a lot. Castell-Platja d’Aro (€4,863) rests on 152 sales; Begur (€4,201) on only 46, so read it with care.
These are whole-municipality figures. Calella, Llafranc and Tamariu are counted within Palafrugell, L’Estartit within Torroella and Empuriabrava within Castelló d’Empúries. A home above a cove can cost well above the town average.
New builds and small samples
In Castell-Platja d’Aro, 64 new-build homes sold at an average of €6,213 per m² in the quarter, which pulls the town average above the asking price. Resales alone came to €3,801, below idealista’s €4,026. Calonge shows the same pattern: resales at €3,360, new builds at €4,760.
Where sales are few, the average can swing sharply from one year to the next. Cadaqués went from €5,241 in Q2 2025 to €7,365 in Q2 2026, and Begur from €5,361 to €4,201. That reflects which houses sold, not a 40% rise in one town and a 22% fall in the other.
The Generalitat dates each sale by the date it was registered, not the date the deed was signed, and uses built area. Idealista measures listings and changed its method in July 2026. Comparing them doesn’t show the real negotiation discount, because they cover different samples. We use them as a guide and value each property against comparable sales nearby.
Three practical rules
Compare like with like. Set an asking price for a resale against resales in the same town, and a new build against new builds. Mixing the two gives the wrong answer, as Platja d’Aro shows.
Check the number of sales before the average. Where a quarter has few sales (Cadaqués 15, Pals 19, Santa Cristina d’Aro 34), a handful of deals can move the figure. In Pals, Cadaqués or Santa Cristina d’Aro, ask for specific recent sales nearby.
Work out the full cost before you make an offer. On a resale in Catalonia you pay transfer tax (ITP) on a sliding scale, 10% up to €600,000; on a new build you pay 10% VAT plus 1.5% stamp duty. Our purchase tax calculator for Catalonia gives you the figure in a minute. For the market trend over the year, see our articles Costa Brava property prices 2026 and Blanes or Lloret de Mar.
