The house
Built in 1969 and taken back to the shell, Casa Port Salvi is now a contemporary house of 401 m² on three floors, set into the hillside above the cove. Every floor opens onto its own terrace, and every terrace looks at the same water.
How the house is arranged
The main floor holds the kitchen with its island and a living-dining room that runs the width of the house, facing the bay. Above it, four double bedrooms — two of them en-suite masters — each with its own access to the upper terrace. Below, a guest apartment that works on its own, a summer lounge, and the cellar in the rock.

Room sizes, the measured areas of the house and plot — all of it is in the presentation.
Inside
Full-height glazing along the living floor, marble and warm wood, a kitchen built around a long island, and terraces that follow the sun from the morning side of the house to the evening one.
The day here
Port Salvi is a three-minute walk down. Sant Feliu de Guíxols — its market, its harbour, its restaurants — is six. Platja d'Aro is five minutes by car. You can live here without moving the car for days.

Buying it safely
Buying abroad has its own rules — different taxes, different paperwork, a different order of steps. This is what we put around it, the same on every sale.
Our lawyer checks the title, the licences of the renovation, the land registry entry, the charges on the property and the contract — in writing, before a single euro moves.
Every photograph in high resolution and the measured areas of the house, plot and terraces — sent before you travel.
Room sizes, materials, what is included in the sale and how the purchase is structured — answered in writing, before you travel, so you decide on facts rather than on impressions.
NIE, Spanish bank account, notary, utilities and — afterwards — furnishing, maintenance and rental contacts. In English, Spanish, Russian or Ukrainian.
How a purchase runs, step by step
On a resale the balance is paid at the notary, against the deeds and a clean land-registry check — nothing moves before that.
How we sell
On this coast the best houses change hands without a billboard. We work the way our owners ask us to — discreetly, one buyer at a time.
One buyer at a time, never a group, and never an open house. Your visit isn't announced to anyone.
Part of what we sell is never published. If this house isn't quite right, we'll tell you what else exists at this level on the Costa Brava.
No portals, no databases, no reselling your details. What you tell us is used to help you buy — nothing else.
Location
Not sure this is your part of the coast? Ask Katya — she lives here, and she'll tell you honestly which stretch suits how you plan to use the house.

Buying on the Costa Brava
Yes — there is no restriction on foreigners buying residential property in Spain, whether you live inside the EU or outside it. You need a NIE (foreigner's identification number) and a Spanish bank account. We arrange both.
There are taxes and fees on top of the purchase price, and what applies depends on the property and on how the sale is structured. Your lawyer calculates the exact figure for your case before you commit to anything. We introduce you to lawyers who work with foreign buyers on this coast.
A reservation takes the house off the market. Then a private purchase contract — usually with a 10% deposit — and the balance at the notary, when the deeds are signed and the keys change hands. Before any of it, our lawyer checks the title, the charges on the property and the renovation licences. Nothing is paid against a promise.
The house was taken back to the structure and rebuilt: layout, glazing, finishes, kitchen, bathrooms and services. Its energy certificate is now rated A for both consumption and emissions, which is unusual for a house of this age. The rating is stated in the presentation.
Usually six to ten weeks from an accepted offer to the keys: reservation, our lawyer's checks, the private purchase contract with a 10% deposit, then signing at the notary. A cash purchase can be quicker; with a mortgage, allow the longer end.
Yes. Spanish banks lend to non-residents, usually up to 60–70% of valuation, with the balance and purchase costs from your own funds. We introduce you to the private-banking desks that handle purchases at this level.
No — and treat anyone who says otherwise carefully. Spain's golden visa, which granted residency for a €500,000 property investment, was abolished on 3 April 2025. Owning a home here does not by itself give you the right to live in Spain. Other routes exist, such as the non-lucrative or digital nomad visa, and we can introduce you to an immigration lawyer.
The recurring items are the annual property tax (IBI), utilities, insurance, pool and garden maintenance, and — for non-residents — the annual non-resident tax return. Your lawyer or gestor confirms the current figures for the property.
Tax rules change and this is general information, not legal or tax advice — we confirm the figures for your case with our lawyer before you commit.
The presentation lands in your inbox within minutes. If you'd like to walk the house live on video afterwards, we'll arrange it.
