Six hundred square metres,
ready to move into

A newly built house of 600 m² on a plot of 1,200 m², arranged over three levels around a long pool terrace. The work is complete — floors laid, bathrooms fitted, lighting in, kitchen installed — and nobody has moved in. What is missing is furniture, and that is the part you would want to choose yourself.

How the house is arranged

The living floor runs the length of the pool: kitchen with its island at one end, the living and dining space at the other, and a wall of glass that slides away between them. The bedrooms sit above and to the side, each with its own bathroom — one of them with the freestanding bath at the window, the others with showers. Below, the cinema room, the gym and the garage.

and dark timber

Wide oak boards, walls finished without skirting, lighting recessed into thin continuous lines, and joinery in dark timber that closes flush. The staircase is steel and oak with a glass balustrade. Nothing here has been used yet.

The part you only see
up close

Every surface in this house is new and has never been used. At this level what matters is not the list of materials but the consistency of them — the same stone, the same oak, the same brushed bronze carried through every room, joins hidden, lighting built into the structure rather than added to it. The lower level

Cinema, gym,
and room for three cars

Under the house is a floor most villas don't have: a cinema room, a gym, a garage that takes three cars, and a further room finished but not yet given a job. There is more usable space down here than many houses have in total — a wine room, an office, a studio for the children, a second cinema. It is finished and lit; what it becomes is your decision.

Buying on the Costa Brava

What buyers ask
us first

Yes — there is no restriction on foreigners buying residential property in Spain, whether you live inside the EU or outside it. You need a NIE (foreigner's identification number) and a Spanish bank account. We arrange both.

There are taxes and fees on top of the purchase price, and what applies depends on the property and on how the sale is structured. Your lawyer calculates the exact figure for your case before you commit to anything. We introduce you to lawyers who work with foreign buyers on this coast.

Yes. The building work is complete, the bathrooms and the kitchen are installed, the floors are laid and the lighting is in. Nobody has lived in it. What it does not have is furniture — the photographs show it as it stands, and a handful of pieces you see were brought in for the shoot.

Yes. We work with interior designers and suppliers on this coast and can put a furnishing package together after the purchase — or simply introduce you and step back. It is not part of the price of the house.

A reservation takes the house off the market. Then a private purchase contract — usually with a 10% deposit — and the balance at the notary, when the deeds are signed and the keys change hands. Before any of it, our lawyer checks the title, the building licence and the charges on the property. Nothing is paid against a promise.

Usually six to ten weeks from an accepted offer to the keys: reservation, our lawyer's checks, the private purchase contract with a 10% deposit, then signing at the notary. A cash purchase can be quicker; with a mortgage, allow the longer end.

Yes. Spanish banks lend to non-residents, usually up to 60–70% of valuation, with the balance and purchase costs from your own funds. We introduce you to the private-banking desks that handle purchases at this level.

No — and treat anyone who says otherwise carefully. Spain's golden visa, which granted residency for a €500,000 property investment, was abolished on 3 April 2025. Owning a home here does not by itself give you the right to live in Spain. Other routes exist, such as the non-lucrative or digital nomad visa, and we can introduce you to an immigration lawyer.

The recurring items are the annual property tax (IBI), utilities, insurance, pool and garden maintenance, and — for non-residents — the annual non-resident tax return. Your lawyer or gestor confirms the current figures for the property.
