Santa Cristina d'Aro · Costa Brava, Spain · €3,500,000
600 m² on a 1,200 m² plot, ten minutes from the sea at Sant Feliu de Guíxols. Four bedrooms, each with its own bathroom, a cinema room, a gym and a garage for three cars — new, complete and ready to move into.
The complete photo set, the measurements and the full description — no call required.
The building is finished and signed off. Nobody has moved in, and the only thing the house is still missing is furniture.

Every photograph in high resolution, the measured areas of the house and plot — in one PDF.
From the air
Half a minute, shot from a drone. It shows what photographs cannot: how the house sits on the plot, how long the pool actually is, and how much green there is around it.
Prefer to see it live? Katya walks you through the house on a video call — every room, every question answered, no flight needed.

The house
A newly built house of 600 m² on a plot of 1,200 m², arranged over three levels around a long pool terrace. The work is complete — floors laid, bathrooms fitted, lighting in, kitchen installed — and nobody has moved in. What is missing is furniture, and that is the part you would want to choose yourself.
How the house is arranged
The living floor runs the length of the pool: kitchen with its island at one end, the living and dining space at the other, and a wall of glass that slides away between them. The bedrooms sit above and to the side, each with its own bathroom — one of them with the freestanding bath at the window, the others with showers. Below, the cinema room, the gym and the garage.

Room sizes, the measured areas of the house and plot — all of it is in the presentation.
Inside
Wide oak boards, walls finished without skirting, lighting recessed into thin continuous lines, and joinery in dark timber that closes flush. The staircase is steel and oak with a glass balustrade. Nothing here has been used yet.
The finish
Every surface in this house is new and has never been used. At this level what matters is not the list of materials but the consistency of them — the same stone, the same oak, the same brushed bronze carried through every room, joins hidden, lighting built into the structure rather than added to it. These are close-ups, unretouched.

The lower level
Under the house is a floor most villas don't have: a cinema room, a gym, a garage that takes three cars, and a further room finished but not yet given a job. There is more usable space down here than many houses have in total — a wine room, an office, a studio for the children, a second cinema. It is finished and lit; what it becomes is your decision.

The day here
Santa Cristina d'Aro sits in the valley behind the coast: pine and cork oak, a golf course, and none of the summer traffic of the coast road. The beaches and the marina at Platja d'Aro are ten minutes by car, and so is the old town and harbour of Sant Feliu de Guíxols.
Driving times are approximate and depend on the season.

Buying it safely
Buying abroad has its own rules — different taxes, different paperwork, a different order of steps. This is what we put around it, the same on every sale.
Our lawyer checks the title, the land registry entry, the building licence and the certificate of completion, the charges on the property and the contract — in writing, before a single euro moves.
Every photograph in high resolution, the measured areas of the house, plot and garage — sent before you travel.
Room sizes, materials, what is included in the sale and how the purchase is structured — answered in writing, before you travel, so you decide on facts rather than on impressions.
NIE, Spanish bank account, notary, utilities and — afterwards — furnishing, maintenance and rental contacts. In English, Spanish, Russian or Ukrainian.
How a purchase runs, step by step
The balance is paid at the notary, against the deeds and a clean land-registry check — nothing moves before that.
How we sell
On this coast the best houses change hands without a billboard. We work the way our owners ask us to — discreetly, one buyer at a time.
One buyer at a time, never a group, and never an open house. Your visit isn't announced to anyone.
Part of what we sell is never published. If this house isn't quite right, we'll tell you what else exists at this level on the Costa Brava.
No portals, no databases, no reselling your details. What you tell us is used to help you buy — nothing else.
Location
A quiet residential area among pines and cork oaks, on the road that runs from the Costa Brava beaches inland. The exact address goes out privately, with the presentation.
Not sure this is your part of the coast? Ask Katya — she lives here, and she'll tell you honestly which stretch suits how you plan to use the house.
The presentation
I handle this house personally. I'll walk you through it on video first, and when you come, I'll show it to you myself — the viewings, the questions, and the paperwork afterwards.
Three fields. It arrives within minutes.
Buying on the Costa Brava
Yes — there is no restriction on foreigners buying residential property in Spain, whether you live inside the EU or outside it. You need a NIE (foreigner's identification number) and a Spanish bank account. We arrange both.
There are taxes and fees on top of the purchase price, and what applies depends on the property and on how the sale is structured. Your lawyer calculates the exact figure for your case before you commit to anything. We introduce you to lawyers who work with foreign buyers on this coast.
Yes. The building work is complete, the bathrooms and the kitchen are installed, the floors are laid and the lighting is in. Nobody has lived in it. What it does not have is furniture — the photographs show it as it stands, and a handful of pieces you see were brought in for the shoot.
Yes. We work with interior designers and suppliers on this coast and can put a furnishing package together after the purchase — or simply introduce you and step back. It is not part of the price of the house.
A reservation takes the house off the market. Then a private purchase contract — usually with a 10% deposit — and the balance at the notary, when the deeds are signed and the keys change hands. Before any of it, our lawyer checks the title, the building licence and the charges on the property. Nothing is paid against a promise.
Usually six to ten weeks from an accepted offer to the keys: reservation, our lawyer's checks, the private purchase contract with a 10% deposit, then signing at the notary. A cash purchase can be quicker; with a mortgage, allow the longer end.
Yes. Spanish banks lend to non-residents, usually up to 60–70% of valuation, with the balance and purchase costs from your own funds. We introduce you to the private-banking desks that handle purchases at this level.
No — and treat anyone who says otherwise carefully. Spain's golden visa, which granted residency for a €500,000 property investment, was abolished on 3 April 2025. Owning a home here does not by itself give you the right to live in Spain. Other routes exist, such as the non-lucrative or digital nomad visa, and we can introduce you to an immigration lawyer.
The recurring items are the annual property tax (IBI), utilities, insurance, pool and garden maintenance, and — for non-residents — the annual non-resident tax return. Your lawyer or gestor confirms the current figures for the property.
Tax rules change and this is general information, not legal or tax advice — we confirm the figures for your case with our lawyer before you commit.
The presentation lands in your inbox within minutes. If you'd like to walk the house live on video afterwards, we'll arrange it.
