The house

Built around
one view

Villa Rosamar is a contemporary house of 209.93 m² set into the slope above Cala Canyet, on a plot of 704 m². The living floor is glazed corner to corner and opens straight onto the terrace and the infinity pool; below it, a self-contained guest apartment with its own entrance.

How the house is arranged

Glass on the sea side,
stone on the hill side

The main floor holds the kitchen with its island, the living and dining room, and the terrace they both open onto — one continuous surface from the sofa to the water. The bedrooms sit on their own level — the two doubles each with their own bathroom — and the view from them starts at the pines and ends at the horizon.

Inside

White stone, glass,
and the sea in the room

Pale floors, white stone and full-height glazing that slides away, so in summer the living room and the terrace become one space. A floating staircase links the levels; the art on the walls belongs to the current owners.

A guest apartment
with its own front door

Forty-eight square metres under the main house, reached by its own entrance from outside: a bedroom, a sitting area, a kitchen and a bathroom. Guests come and go without walking through your house — and when nobody is staying, it works as staff accommodation or simply stays closed.

The day here

Between Tossa
and Sant Feliu

The house sits on the coast road between two of the oldest towns on this stretch — Tossa de Mar one way, Sant Feliu de Guíxols the other, with the cove of Cala Canyet below. Girona airport is under an hour; Barcelona, an hour and a half.

8 kmto Sant Feliu de Guíxols — market, harbour, restaurants
10 kmto Tossa de Mar and its walled old town
15 kmto Platja d'Aro — beaches, shopping and the marina
~40 minby car to Girona airport, about 90 to Barcelona

Distances by road; driving times are approximate and depend on the season.

Buying it safely

What stands behind
the transaction

Buying abroad has its own rules — different taxes, different paperwork, a different order of steps. This is what we put around it, the same on every sale.

Legal check before any payment

Our lawyer checks the title, the land registry entry, the charges on the property, the community statutes and the contract — in writing, before a single euro moves.

Photographs and figures, not a brochure

Every photograph in high resolution, the measured areas of the house, plot, pool and parking — sent before you travel.

Your questions, answered in writing

Room sizes, materials, what is included in the sale and how the purchase is structured — answered in writing, before you travel, so you decide on facts rather than on impressions.

The whole purchase handled

NIE, Spanish bank account, notary, utilities and — afterwards — furnishing, maintenance and rental contacts. In English, Spanish, Russian or Ukrainian.

How a purchase runs, step by step

01Presentation and a private video tour, from wherever you are
02Private viewing on site — one buyer at a time
03Reservation, then our lawyer's check of title, charges and community
04Private purchase contract with a 10% deposit on agreed terms
05Notary, keys, and the paperwork afterwards

On a resale the balance is paid at the notary, against the deeds and a clean land-registry check — nothing moves before that.

How we sell

Quietly

On this coast the best houses change hands without a billboard. We work the way our owners ask us to — discreetly, one buyer at a time.

Private viewings only

One buyer at a time, never a group, and never an open house. Your visit isn't announced to anyone.

Off-market list

Part of what we sell is never published. If this house isn't quite right, we'll tell you what else exists at this level on the Costa Brava.

Your name stays with us

No portals, no databases, no reselling your details. What you tell us is used to help you buy — nothing else.

Buying on the Costa Brava

What buyers ask
us first

Yes — there is no restriction on foreigners buying residential property in Spain, whether you live inside the EU or outside it. You need a NIE (foreigner's identification number) and a Spanish bank account. We arrange both.

There are taxes and fees on top of the purchase price, and what applies depends on the property and on how the sale is structured. Your lawyer calculates the exact figure for your case before you commit to anything. We introduce you to lawyers who work with foreign buyers on this coast.

A reservation takes the house off the market. Then a private purchase contract — usually with a 10% deposit — and the balance at the notary, when the deeds are signed and the keys change hands. Before any of it, our lawyer checks the title, the charges on the property and the community statutes. Nothing is paid against a promise.

The house sits inside a private, gated residential community with controlled access and 24-hour security. That means a community charge, and community statutes that set out what owners may and may not do — including rules on short-term rental. We send the actual figures and the statutes with the presentation, not estimates.

It is 48 m² on the lower level with its own entrance from outside, and it has its own bedroom, sitting area, kitchen and bathroom. The listing states the house as 209.93 m² and this apartment as 48 m² separately; we confirm in writing exactly how the two levels connect. It can be used by guests, by staff, or shut off entirely.

Usually six to ten weeks from an accepted offer to the keys: reservation, our lawyer's checks, the private purchase contract with a 10% deposit, then signing at the notary. A cash purchase can be quicker; with a mortgage, allow the longer end.

Yes. Spanish banks lend to non-residents, usually up to 60–70% of valuation, with the balance and purchase costs from your own funds. We introduce you to the private-banking desks that handle purchases at this level.

No — and treat anyone who says otherwise carefully. Spain's golden visa, which granted residency for a €500,000 property investment, was abolished on 3 April 2025. Owning a home here does not by itself give you the right to live in Spain. Other routes exist, such as the non-lucrative or digital nomad visa, and we can introduce you to an immigration lawyer.

The recurring items are the annual property tax (IBI), the community charge, utilities, insurance, pool and garden maintenance, and — for non-residents — the annual non-resident tax return. Your lawyer or gestor confirms the current figures for the property.

Tax rules change and this is general information, not legal or tax advice — we confirm the figures for your case with our lawyer before you commit.
