Buying in Spain as a foreigner

What buyers ask
us first

Yes — there is no restriction on foreigners buying residential property in Spain, whether you live inside the EU or outside it. You need a NIE (foreigner's identification number) and a Spanish bank account. We arrange both.

There are taxes and fees on top of the purchase price, and what applies depends on the property and on how the sale is structured. Your lawyer calculates the exact figure for your case before you commit to anything. We introduce you to lawyers who work with foreign buyers on this coast.

Yes. Spanish banks lend to non-residents, usually up to 60–70% of valuation, with the balance and purchase costs from your own funds. We introduce you to the private-banking desks that handle purchases at this level.

No — and treat anyone who says otherwise carefully. Spain's golden visa, which granted residency for a €500,000 property investment, was abolished on 3 April 2025. Owning a home here does not by itself give you the right to live in Spain. Other routes exist, such as the non-lucrative or digital nomad visa, and we can introduce you to an immigration lawyer.

Usually six to ten weeks from accepted offer to keys: reservation contract, legal checks, private purchase contract with a 10% deposit, then signing at the notary. Cash purchases can be quicker; with a mortgage, allow the longer end.

The recurring items are the annual property tax (IBI), the estate charge, utilities, insurance, pool, garden and spa maintenance, and — for non-residents — the annual non-resident tax return. Solar panels and the private well cut part of it. Your lawyer or gestor confirms the current figures for the property.
