Private golf estate · Costa Brava · €2,800,000
730 m² turnkey villa on a 2,500 m² plot, with a 20 m heated pool — inside a gated golf estate, twelve minutes from the sea.
The complete photo set, the measurements and the full description — no call required.
A set on your own court before the heat arrives. Coffee on the rooftop terrace while the pine forest is still in shade. The sauna in February, and the sea still twelve minutes away in July.
Room sizes and plot boundaries — the figures we don't publish on the page.
Twenty seconds
Prefer to see it live? Katya walks you through the house on a video call — every room, every question answered, no flight needed.

The estate
Inside a gated golf estate in the hills above Santa Cristina d'Aro — pine forest on every side, no passing traffic, and the beaches of Sant Feliu twelve minutes down the road.
What almost no villa here has
Most villas on this coast offer a pool and call it wellness. Here the lower level is a private spa — sauna, hammam, jacuzzi, float capsule, massage room and gym. It is the reason owners use this house in February as much as in July.

Equipment and dimensions of the spa floor — all of it is in the presentation.
Inside
Open living and dining across the main floor, a bar-height island in the kitchen, en-suite bedrooms above, and glass that folds the terrace into the room whenever you want it.

Buying it safely
Buying abroad, the house is the easy part. This is what we put around it — the same on every sale, whether you are in Barcelona or Boston.
Our lawyer verifies ownership, debts, licences and planning status — and puts it in writing — before a single euro moves.
Every photograph in high resolution, the measured areas and the equipment list of the house — sent before you travel.
Room sizes, plot boundaries, how the estate is run and what is included in the sale — answered in writing, before you travel.
NIE, Spanish bank account, notary, utilities and — afterwards — renovation, maintenance and rental contacts. In English, Spanish, Russian or Ukrainian.
How a purchase runs, step by step
Usually six to ten weeks from accepted offer to keys.
How we sell
On this coast the best houses change hands without a billboard. We work the way our owners ask us to — discreetly, one buyer at a time.
One buyer at a time, never a group, and never an open house. Your visit isn't announced to anyone.
Part of what we sell is never published. If this house isn't quite right, we'll tell you what else exists at this level on the Costa Brava.
No portals, no databases, no reselling your details. What you tell us is used to help you buy — nothing else.
Location
Not sure this is your part of the coast? Ask Katya — she lives here, and she'll tell you honestly which stretch suits how you plan to use the house.

Buying in Spain as a foreigner
Yes — there is no restriction on foreigners buying residential property in Spain, whether you live inside the EU or outside it. You need a NIE (foreigner's identification number) and a Spanish bank account. We arrange both.
There are taxes and fees on top of the purchase price, and what applies depends on the property and on how the sale is structured. Your lawyer calculates the exact figure for your case before you commit to anything. We introduce you to lawyers who work with foreign buyers on this coast.
Yes. Spanish banks lend to non-residents, usually up to 60–70% of valuation, with the balance and purchase costs from your own funds. We introduce you to the private-banking desks that handle purchases at this level.
No — and treat anyone who says otherwise carefully. Spain's golden visa, which granted residency for a €500,000 property investment, was abolished on 3 April 2025. Owning a home here does not by itself give you the right to live in Spain. Other routes exist, such as the non-lucrative or digital nomad visa, and we can introduce you to an immigration lawyer.
Usually six to ten weeks from accepted offer to keys: reservation contract, legal checks, private purchase contract with a 10% deposit, then signing at the notary. Cash purchases can be quicker; with a mortgage, allow the longer end.
The recurring items are the annual property tax (IBI), the estate charge, utilities, insurance, pool, garden and spa maintenance, and — for non-residents — the annual non-resident tax return. Solar panels and the private well cut part of it. Your lawyer or gestor confirms the current figures for the property.
Tax rules change and this is general information, not legal or tax advice — we confirm the figures for your case with our lawyer before you commit.
The presentation lands in your inbox within minutes. If you'd like to walk through the house live on video afterwards, we'll arrange it.
