Buying a new build in Spain

What buyers ask
us first

Yes — there is no restriction on foreigners buying residential property in Spain, whether you live inside the EU or outside it. You need a NIE (foreigner's identification number) and a Spanish bank account. We arrange both.

There are taxes and fees on top of the purchase price, and what applies depends on the property and on how the sale is structured. Your lawyer calculates the exact figure for your case before you commit to anything. We introduce you to lawyers who work with foreign buyers on this coast.

In stages: a reservation fee, then a private purchase contract with staged payments during construction, and the balance at the notary on completion. By Spanish law every amount you pay before completion must be covered by a bank guarantee or an insurance policy, so your money is protected if the build is not delivered. We check that this is in place before you pay anything.

It depends on the villa — some are further along than others. We confirm the current construction status and the delivery date for each specific house in writing, together with the price list. Ask and we'll send you today's position.

Yes. Spanish banks lend to non-residents, usually up to 60–70% of valuation, with the balance and purchase costs from your own funds. We introduce you to the private-banking desks that handle purchases at this level.

No — and treat anyone who says otherwise carefully. Spain's golden visa, which granted residency for a €500,000 property investment, was abolished on 3 April 2025. Owning a home here does not by itself give you the right to live in Spain. Other routes exist, such as the non-lucrative or digital nomad visa, and we can introduce you to an immigration lawyer.

The recurring items are the annual property tax (IBI), the community charge for the development, utilities, insurance, pool and garden maintenance, and — for non-residents — the annual non-resident tax return. Actual figures for the villa you choose come with the presentation, not estimates.
